The first thing is to pick up the phone and call me! and then the process will begin....

The Appraisal

I will make an appointment with you to come around to your property at a convenient time and do an 'Appraisal'. Prior to this appointment I will do some research on homes in your area that have sold recently and are currently on the market, this little bit of prior knowledge will help when I make my initial visit.

The Appraisal involves most importantly you showing me your home! You know your home far better than me and you can point out the goods points (and bad!) that I may not be aware of. You can also tell me things like whether the home is insulated, has an alarm system etc. This visit gives me the information I require to go away  and do my written report. I will leave you with a selection of materials including 'Tips on Selling Your Home', our latest Blueprint advertising plus personal information about myself.

The Written Report

The written report usually takes me 1-2days and then I will make a 2nd appointment to see you to present my findings. It goes without saying that most sellers want to know 'what is my house worth!' and is usually the reason for engaging with an agent in the first place. It is important however to remember that at the end of the day only the 'market' can dictate what people are prepared to pay. As an experienced agent I can most certainly give you figures but they will be based on statistics of recent sales and current competition and the 'presentation' of your home. My Appraisal that I present to you will cover not only your house's current market value but I will also discuss the various methods of selling including Auctions, Tenders and Priced etc, I will also go through the various methods I use for advertising including the Internet, Flyers, Window Cards etc. All this written information will be yours to keep. 

The Listing Authority

The next step is to fill out the 'Listing Authority' This is a legally binding contract between you the seller and Harcourts, it contains all the details of the property from the amount of loo's through to the rates! It also has information for you the seller about our commission rates and what is involved with an 'exclusive' listing. A signed copy of this form is left with you for your information.

The Marketing Campaign

From then on my marketing campaign will begin, this involves designing flyers, window cards, websites, advertising etc. I urge my sellers to participate as much as they want in this process because as I have said before you know your home far better than I ! It usually takes between 1-2weeks to get everything up and running.

During the selling process my committment to you is 100%. You will receive weekly written reports, phone calls after each viewing, Hit Reports from our internet site and I am available at any time of the day or night should you have a question or query!

Summary

To summarise - the selling process is very simple and how fast it all happens is dictated entirely by you the seller:

  • You phone me to make an appointment for an Appraisal.
  • Appraisal viewing.
  • Appraisal presentation.
  • Listing Authority signed.
  • Marketing begins.
